These Terms of Service ("Terms") govern your access to and use of the RealixData website, platform, and services (the "Platform").
RealixData is operated by Austin Reese.
By accessing or using the Platform, you agree to these Terms. If you do not agree, you must discontinue use of the Platform.
1. Description of the Platform
RealixData provides a real estate analytics platform designed to help users evaluate potential real estate investment opportunities.
The Platform may include tools such as:
- -Property search
- -Investment analysis
- -Rental projections
- -Deal scoring
- -Alerts and notifications
- -Market trend analytics
RealixData reserves the right to modify, suspend, or discontinue any feature of the Platform at any time.
2. Third-Party Data Sources
RealixData aggregates property information from third-party data providers and public records.
These sources include:
- -Zillow (via RapidAPI) for residential property listings, details, and Zestimates
- -LoopNet (via RapidAPI) for commercial real estate listings
- -Zillow for rental estimate and property data
- -U.S. Treasury for seized and auction property records
- -OpenStreetMap / Nominatim for geocoding services
RealixData does not claim ownership of third-party data obtained through these sources.
Such data may be subject to the terms and conditions of the original data providers.
RealixData does not control or independently verify all third-party information and is not responsible for errors or omissions in such data.
Property information, images, listing details, and market data displayed on the platform may contain inaccuracies or outdated information.
3. No Brokerage Relationship
RealixData is not a real estate brokerage, lender, or financial advisor. The platform does not facilitate property transactions and does not represent buyers, sellers, landlords, tenants, or investors.
RealixData only provides analytical tools and aggregated property data for informational purposes.
No use of the platform creates a fiduciary, advisory, or brokerage relationship between the user and RealixData.
4. Proprietary Analytics
While underlying property information may originate from external sources, RealixData develops proprietary analytical calculations.
These may include:
- -Investment scoring algorithms
- -Deal analysis calculations
- -Projected cash flow estimates
- -Market opportunity rankings
- -Investment analytics dashboards
These calculations, analytical models, and software systems are the intellectual property of RealixData.
5. No Financial Advice
RealixData provides informational and analytical tools only.
The Platform does not provide financial advice, legal advice, tax advice, or investment recommendations.
All analytics, projections, and investment metrics displayed on the Platform are generated using automated models and assumptions.
Actual real estate performance may differ significantly.
Users must conduct their own due diligence before making investment decisions.
6. Data Accuracy Disclaimer
Real estate data may be incomplete, delayed, or inaccurate.
RealixData provides information on an "as-is" basis without warranties of accuracy or completeness.
Users acknowledge that rental projections, property values, and investment metrics are estimates.
When actual property tax data is available from listing sources, it is used in place of state-average estimates. The data source is indicated in the analysis.
7. User Accounts
Users may create accounts to access certain features.
Users agree to:
- -Provide accurate registration information
- -Maintain the security of login credentials
- -Accept responsibility for all activity conducted under their account
RealixData may suspend or terminate accounts that violate these Terms.
8. Acceptable Use
Users may not:
- -Scrape or harvest platform data
- -Use automated bots to collect information
- -Reverse engineer the platform
- -Reproduce or redistribute analytics
- -Build competing datasets using RealixData data
Violations may result in account suspension or termination.
9. Intellectual Property
All software, analytics models, algorithms, branding, and platform design are owned by RealixData.
Users may not reproduce or redistribute platform content without written permission.
10. Aggregated Analytics
RealixData may analyze anonymized and aggregated platform activity to:
- -Improve platform functionality
- -Identify market trends
- -Develop analytical reports
- -Generate market insights
RealixData does not sell personally identifiable user information without user consent.
11. Lead Sharing With Partners
If users request services such as financing assistance, real estate agents, or property management services, RealixData may share user contact information with trusted partners.
Such sharing occurs only when users voluntarily submit their information.
12. Third-Party Services
RealixData integrates with third-party services, including:
- -Stripe for payment processing
- -Google Analytics for usage analytics
- -Resend for email delivery
RealixData does not store credit card information. Payment data is processed securely by Stripe.
13. Limitation of Liability
To the fullest extent permitted by law, RealixData shall not be liable for:
- -Financial losses resulting from investment decisions
- -Inaccurate or outdated property data
- -Errors in automated calculations or projections
- -Delays or interruptions in service or data feeds
- -Actions taken based on platform analytics
Use of the Platform is at the user's own risk.
14. Indemnification
Users agree to indemnify and hold harmless RealixData and its operator from claims arising from:
- -Misuse of the Platform
- -Reliance on platform data
- -Violation of these Terms
15. Changes to Terms
RealixData may update these Terms at any time.
Updated Terms will be posted with a revised date.
Continued use of the Platform constitutes acceptance of updated Terms.
